Notes on Downtown Jersey City
Read with the map above. Streets, transit and parks are public record; the sentences about what sells are ours.
Downtown Jersey City runs from the Hudson River waterfront west to the foot of the Palisades, and from Hamilton Park south to Paulus Hook. The Historic Downtown was built as low-rise blocks west of the waterfront, with Van Vorst Park and Hamilton Park as its two squares surrounded by brownstones. The waterfront is the high-rise side: 99 Hudson Street, completed in 2020, is the tallest building in New Jersey.
Three PATH stations serve it, Grove Street, Exchange Place and Newport, with trains to the World Trade Center and 33rd Street around the clock. The Hudson-Bergen Light Rail stops at Exchange Place, Harborside, Newport, Harsimus Cove, Essex Street, Marin Boulevard and Jersey Avenue.
Van Vorst Park is a two-acre square bounded by Jersey Avenue and Montgomery, Barrow and York Streets, in a district of 19th-century rowhouses and brownstones on the National Register. Harsimus Cove, roughly bounded by Grove, Bay and First Streets, Jersey Avenue, Second and Coles Streets, keeps much of its housing from the maritime era. Paulus Hook's waterfront sits on the old Morris Canal basin. All three, with Hamilton Park, are local historic districts, so exterior additions go through the Historic Preservation Commission. Grove Street, around the PATH station and Newark Avenue, is where the stores and restaurants concentrate.
The housing stock is brownstones and brick rows of three and four stories, pre-war walk-ups, and condominiums in the newer towers. Our office at 553 Jersey Avenue is Downtown. Oksana names Downtown among her areas, and Joan has sold brownstones here for twenty years. Where we go: Kanibal & Co., Taqueria Downtown, Dullboy and Torico are all Downtown.
