Hamilton Park is a square of 5.4 acres between 8th and 9th Streets, with Hamilton Place on the west side and McWilliams Place on the east. The blocks around it were built out in the decades after the Civil War. The Hamilton Park Historic District, roughly bounded by Brunswick, Grove, 6th and 9th Streets, went on the New Jersey Register of Historic Places in 1978 and the National Register in 1979. It is also one of Jersey City's five local historic districts, so new construction, rooftop and rear additions and demolitions go to the Historic Preservation Commission, while repairs and restoration are usually cleared by staff.

The housing stock is 19th-century brownstone and brick rows, many of them divided into condominiums of two to six units, with newer buildings toward Newport. 364 8th Street, where we have represented two units, is a six-unit brick building from 1900 half a block from Enos Jones Park. The park itself has lawns, a gazebo, playgrounds, courts and a dog run. The Hamilton Park Neighborhood Association runs a Wednesday farmers market in season, free outdoor movies in summer, a festival in early June and an annual house tour.

What sells here is condition and light. A restored mantle, original floors and a yard move a listing faster than square footage does.

Transit: Grove Street and Newport PATH stations are both a walk, and NYC-bound buses run nearby. Our office at 553 Jersey Avenue is two blocks south of the park. Oksana lives in Hamilton Park. The team is named after the park, and the table on park days is ours.
